From 6 December 2018, all law firms are required to provide their pricing for certain services in a clear, easy to read format to enable you to compare the cost of using a solicitor. Bear in mind that cost is only one of the considerations you will need when deciding what solicitor to use.

The following services provided by us fall under the new pricing transparency requirements:

  • residential conveyancing;
  • probate; and
  • licensing applications

 

Residential conveyancing:

The cost of conveyancing is largely based on the value of the property being bought or sold as opposed to hourly rates. The purchase or sale of freehold properties is generally cheaper and faster than leasehold properties.

Our conveyancing team consists of seven people, three of whom are qualified solicitors and one of whom is a paralegal.

Conveyancing generates additional costs which are known as disbursements. Some disbursements are liable to VAT and others are not. We are required to show you clearly where a disbursement is liable to VAT.

From receipt of contract, we anticipate completing on your sale or purchase within 4 – 12 weeks. The variance can be caused by any combination of bank requirements, searches revealing previously undisclosed issues or lease amendments. Please note this is not an exhaustive list of reasons why delays can happen.

Stamp Duty Land Tax:

We have not shown the Stamp Duty Land Tax (“SDLT”) in the examples above. This is because the conditions for SDLT vary according to your personal circumstances. You can calculate your SDLT on the HM Government portal. Remember, when you are purchasing a property SDLT will nearly always need to be paid. Our fees do not cover your SDLT liability.

 

Probate:

Our Probate and Inheritance team consists of five people, of whom four are solicitors and one of whom is a paralegal.

In probate matters we offer two principal services:

1. Full administration

Where we are instructed to deal with the full administration process, our charges are calculated by reference to the time spent by our staff in dealing with the matter and by reference to the value of the estate.

     (a) Hourly Rate

Our hourly charges are set out in the table below. The charge we make will depend upon the seniority and experience of the person involved as follows:

     (b) Value Element

These hourly rates are approximately 25% less than the standard hourly rates that apply on non-probate matters. This is because we also charge an element based on the value of the estate. The value is a reflection of the importance of the matter and, consequently, the responsibility assumed by the firm. The value element is calculated as follows:

A. Standard Rate (Estates valued up to £1m)

1% of the gross value of the estate (excluding any jointly owned residence or matrimonial home when the rate will be ½ % of the value of the property)

B. On Estates valued from £1m to 4m

as in ‘A’ with excess over £1m at ½ %

C. On Estates value in excess of 4m

as in ‘B’ with excess over £5m at ¼ %

D. Where a partner(s) is appointed as Executor under a Will

Additional 1% of the gross value of the Estate (excluding any jointly owned residence or matrimonial home when the addition will be ½% of the value of the property)

 

Where executors and administrators feel that they have the time and wish to deal with the administration of an estate themselves, we will prepare the inheritance tax return and application for probate on their behalf.

2. Part-administration

We offer two fixed-fee ‘Grant Only’ services:

(a) where inheritance tax is not payable on the estate, our charge is £600 plus VAT and the probate court fee.

(b) where inheritance tax is payable, our charge is £900 plus VAT and the probate court fee.

 

Licencing applications:

Our Licencing team consists of two people, both of whom are solicitors.

Applications for new premises licences are charged at £1,000 plus VAT together with disbursements.

Applications to vary a premises licence are charged at £750 plus VAT together with disbursements.

Applications to transfer a premises licence are charged at £250 plus VAT together with disbursements.
